Chimney Repointing & Leadwork

A chimney stack takes more weather than almost any other part of the house. Mortar joints erode, the flaunching on top cracks, and the lead where the stack meets the roof lifts or splits. Each of these lets water in, and a chimney leak often shows on a ceiling or bedroom wall nearby.

Repointing replaces the worn mortar between the bricks so the stack sheds rain again. New lead flashings are dressed around the base and stepped into the brickwork, sealing the joint with the roof. Flaunching is renewed where needed, and cowls can be fitted to keep rain and birds out of unused flues.

The stack is checked from top to bottom before anything is quoted, and where more is needed, such as rebuilding the top courses, you are told plainly why. You get a FREE, no-obligation quotation, and the area around the chimney is left clean and tidy.

When to Call

Signs Your Chimney Needs Repair

  • Damp Near the Chimney

Damp patches on the ceiling or chimney breast after rain usually point to failed flashing or worn pointing.

  • Crumbling Mortar

Mortar that has eroded or fallen out between the bricks lets rain soak into the stack and weakens it over time.

  • Lifted Lead Flashing

Lead that has pulled away from the brickwork, split or slipped lets water run straight down into the roof.

  • Cracked Flaunching

The mortar collar around the pots cracks with age and frost, letting water into the top of the chimney stack.

Pricing

What Affects Chimney Repair Costs

Every roof is different, so the price is worked out once the roof has been looked at rather than guessed over the phone. These are the things that move it.

Chimney Repairs work on a roof

FREE, No-Obligation Quotations

Every roof is looked at before it is priced, so the figure you get is the figure for your job. Your quotation costs nothing and commits you to nothing.

  • Size & Height of the Stack

Taller and wider stacks have more brickwork to repoint and need more access equipment to reach safely.

  • Extent of the Repairs

Renewing a flashing costs less than repointing the whole stack, and rebuilding the top costs more.

  • Amount of Lead Needed

The amount of new lead depends on the size of the stack and where it sits on the roof slope or the ridge.

  • Scaffold or Roof Ladder

Some chimneys can be reached safely with roof ladders, while others need scaffold built around the stack.

FAQs

Chimney Repair Questions Answered

How Do I Know If My Chimney Is Causing a Leak?

Damp on the chimney breast, or on the ceiling next to it, after heavy rain is the usual sign. The cause is often lead flashing that has lifted or mortar that has worn away. We check the stack from the roof to find the real entry point.

How Often Does a Chimney Need Repointing?

There is no fixed timescale, because it depends on how exposed the stack is. As a rule, once you can see gaps between the bricks or mortar is falling out, it is time to repoint before rain starts soaking into the brickwork.

What Is Flaunching on a Chimney?

Flaunching is the sloped mortar collar on top of the stack that holds the chimney pots in place and throws rain off the top. When it cracks, water gets into the stack, so it is replaced where needed as part of a chimney repair.

Should I Fit a Cowl to an Unused Chimney?

A cowl stops rain, birds and debris getting into a flue you no longer use, while still letting air move through it. It is a simple way to keep the chimney dry, and we can advise on a suitable cowl when the stack is checked.

Does My Chimney Need Rebuilding?

Most chimneys only need repointing, new flashings or new flaunching. Rebuilding is only recommended where the brickwork is loose, badly cracked or leaning, and you will be shown why before it is included in any quotation.
